The City of Grover Beach has joined forces with the Community Action Partnership (CAP) of San Luis Obispo County, Inc., in developing a Home Repair Loan Program offered to local residents.

The Home Repair Loan Program provides loans to income-qualified homeowners and rental property owners who rent to income-qualified residents for such repairs as correcting structural and framing defects, roofs, leaking water fixtures, windows and door repairs, smoke detectors, and water heater strapping.

The amount of financial assistance would be capped at $20,000. These are zero percent (0%) interest loans to owner-occupied units and three percent (3%) loans for renter-occupied properties and do not require monthly payments, but will be repaid at the time of sale of the property.

Eligible applicants who are income-qualified shall have an annual household income not exceeding eighty percent (80%) of the San Luis Obispo County area adjusted median income (“AMI”) as adjusted by family size. Additionally, eligible applicants whose household does not exceed fifty percent (50%) of the AMI may also be eligible for appliance replacement. Annualized San Luis Obispo County 2008 income limits are shown in the table below.

Each spring these income limits are adjusted. Proof of property ownership is required and can include a grant deed, current property tax bill, current title policy or other information. Proof of residency, like current utility bill, will also be required.
