Item 1.  Meeting Minutes of the April 11, 2018 Planning Commission Meeting.


Item 2.  Development Application 18-02 / Applicant - Todd McKinley
             Location: 129 Sand Castle Court (APN 060-014-058) in the Low Density Residential (R1) Zone.
             The Planning Commission will consider a Development Permit to construct a two-story, 2,782 square foot single family residence with a garage and roof deck with a maximum height of 25 feet. Story poles have been erected to demonstrate the proposed building envelope that would be located above 15 feet. The project is categorically exempt from the California Environmental Quality Act.

Item 3.  Development Application 18-14 / Applicant - City of Grover Beach
The Planning Commission will consider making a recommendation to the City Council to amend Grover Beach Municipal Code Article IX, Sections 4.10.045, 6.10.020, and 9.10.020 and a Local Coastal Program Amendment to allow adult-use cannabis uses and authorize the Planning Commission to be the Review Authority for non-retailer commercial cannabis uses.
             Consistent with the California Environmental Quality Act (CEQA) Guidelines Section 15061, adult-use is exempt from the provisions of CEQA. An Initial Study and Negative Declaration was previously prepared and adopted that evaluated manufacturing utilizing volatile solvents for Ordinance Nos. 17-05 and 17-06.
