Yesterday, the City of Grover Beach celebrated the groundbreaking of the “Palladium” project, a highly anticipated mixed-use housing development at 402 West Grand Avenue. The Palladium will bring 37 residential units and 4,700 square feet of ground-floor commercial space to the heart of Grover Beach.
On Jan. 25, City officials, project developer Coastal Community Builders, local business leaders and members of the public joined together at the site to commemorate the groundbreaking.
“We are all thrilled to celebrate this momentous milestone for our City,” expressed Grover Beach Mayor Karen Bright. “This development promises to be a catalyst for our downtown corridor, benefiting both our valued residents and visitors.”
Previously a vacant lot, the site at 402 West Grand Avenue, at the corner of 4th Street and West Grand Avenue, was identified in the West Grand Avenue Master Plan and the City’s Land Use Element as a key gateway intersection. Once constructed, the four-story Palladium will act as a pedestrian-friendly hub welcoming residents and visitors to the community.
Additional features of the development include outdoor dining areas, a rooftop deck, onsite landscaping, street trees as well as curb, gutter and sidewalk improvements. The Grover Beach Planning Commission reviewed and approved the project in February 2023. Construction is expected to last 18 months, and no traffic impacts are anticipated.
“We are all excited to witness this vital transformation in the heart of Grover Beach,” said Grover Beach City Manager Matt Bronson. “This project holds great promise for our community and will be pivotal in attracting more residents, visitors and businesses to our wonderful beachfront city.”
The groundbreaking ceremony marks a crucial step forward in realizing the community’s vision for a dynamic and thriving downtown area and bringing more housing to Grover Beach. More progress is on the horizon, as later this year, the City anticipates groundbreaking at 401 West Grand Avenue, another mixed-use development with 59 residential units and 6,900 square feet of ground-floor commercial space.
This spring, the City is also planning to begin the West Grand Avenue streetscape project between 4th and 8th streets and is taking other steps to ensure sufficient infrastructure is in place, including water and sewer improvements.
